The Abby transforms a 7-acre surface parking lot into a vibrant transit-oriented, mixed-use development with 610 apartments, 50,000 SF of retail, and a 1500-car garage shared by all uses.
Prominently located on Hancock Street adjacent to the North Quincy MBTA Redline Station, The Abby marks a key gateway into North Quincy, creating a lasting impression on residents and transit riders alike. The design maximizes unit count while maintaining MBTA access and circulation, enhancing the urban realm with active retail frontage on Hancock Street.
Rather than a large, singular architectural gesture, the project is conceived as a group of complimentary buildings, each with a character that respects neighboring context:
- The southern building, anchored by a 50,000 SF Target store with apartments above, is marked by corners towers to attract passersby. Harkening to the scale of Quincy’s High School across the street, it offers warm hues and planar walls with punched openings.
- The middle section “wraps” the new 1500-car MBTA Parking Garage, with the main entry and multi-level resident amenities offering an inviting pavilion along the street. Building wings establish a residential rhythm, and large, gridded windows evoking a loftlike feeling, echoed in the unit layouts.
- The northern gateway building is clad in contemporary siding, with a varied façade to provide a backdrop to ground level landscape features.
The new apartments provide a diverse mix of market-rate housing options, appealing to renters who appreciate the immediate transit access, nearby shops and restaurants. An archway between buildings frames the parking garage drive, with broad sidewalks to connect pedestrians walking to and from the station and surrounding neighborhood. Bike racks and benches offer convenience for all users.
