The Box District

This former box manufacturing district has been transformed as a 250+ unit, multi-block residential neighborhood that stitches new housing into Chelsea’s existing urban fabric.

Five infill buildings have been carefully sited among established residential and retail structures, with new streets and public parks introduced to reconnect the district to surrounding neighborhoods and establish a coherent public realm.

Each building responds to its immediate context while contributing to a unified streetscape. Highland Homes combines 49 rental and condominium units across three scaled buildings that reflect the rhythm of traditional neighborhood blocks. Janus Homes organizes 18 units around a shared native planting garden, creating a defined interior landscape. Spencer Row places 32 apartments above a parking podium, blending private-entry townhouses with flats to maintain an active street edge. Highland Terrace overlooks a new city park and achieved LEED for Homes Platinum certification. One Webster anchors Eastern Avenue with 120 mixed-use apartments above retail, its bent form addressing intersecting street grids and reinforcing the corner condition.
