110 Canal Street is a five-story former industrial building adapted into a hub for research, innovation, and advanced manufacturing.
The 1930s concrete-frame structure underwent a comprehensive shell-and-core renovation, including historically appropriate thermally broken windows and modernized utilities.
Floors three and four house the Innovation Hub and M2D2 Labs, providing flexible co-working space for start-up companies, maker areas, collaborative work zones, open research labs, and a biosafety level-2 laboratory suite. Floors one and two are occupied by the Fabrics Discovery Center, a specialized facility supporting advanced textile manufacturing, testing, and rapid prototyping.
The building also includes the New England Robotics Validation and Experimentation (NERVE) Center, a dedicated research, testing, and training facility. Together, these programs position 110 Canal Street as a regional center for applied research and industry collaboration.
