Holyoke Homes marks the second phase of a multi-phase infill strategy, utilizing modular construction to deliver high-quality homeownership duplexes to the Gateway City of Holyoke. Designed for three- and four-bedroom households, these homes provide private yards and rear parking while bridging the neighborhood’s residential scale with the historic, masonry-heavy character of downtown South Holyoke.
Initially conceived as a continuous row of townhomes, the project evolved into modular duplex-style units built to zero-lot lines. This strategic shift—combining off-site fabrication with a dense site plan—minimized initial construction costs and lowered future maintenance expenses for the new owners. The architectural approach respects the urban fabric through a thoughtful mix of materials and proportions that echo the local streetscape, creating a seamless transition between the area’s industrial heritage and its residential future.
The project prioritizes long-term affordability and environmental performance, meeting the Massachusetts Stretch Energy Code through all-electric, solar-ready design.
